I find a land sale deed dated 8.16.1793 recorded in the Grafton, Windham Co., VT Deeds 1781-1794, 1781-1952 Book. Charles Perkins of Grafton, Windham Co., VT is selling land to Nathan Brooks of the same place for 30 pounds. A parcel of land containing 40 acres, located on part of Lot #11 in the 10th range at Grafton, Windham Co., VT, leaving 50 acres of at the south end of said lot which the said Nathan Brooks bought of Charles Perkins Esq.

I find a land purchase deed dated 3.20.1794 recorded in the Grafton, Windham Co., VT 1794-1820 Book. At the Town of Grafton, Windham Co., VT to Charles Perkins Jr. of Grafton, Windham Co., VT. To all people to whom these presents shall come greetings. Whereas it appears by the records of a land ???? deed of Grafton, formerly Tomlinson in the county of Windham and state of Vermont on the twentieth day of March, one Thousand Seven Hundred and Ninety-Four by assessment agreeable to an act of the legislation of the said state for having the ??? of 30 thousand dollars that Charles Perkins Jr of Grafton purchased at said venue the eleventh lot of land in the 10 range in the said town for the sum of eight shillings and seven pence taxes and ??? of sale no person appearing to pay said tax and cost for a less quantity of the said lot and no person appearing before me on the present day being one full year from the day of sale to pay to me the said tax or cost or any part thereof. Now know ye that I Nathaniel Gunderton? of said Grafton then ??? constable and collector for said town and by virtue of my warrant for collecting said taxes for and in consideration of 8 shillings and 7 pence to me in hand paid by him the said Charles Perkins Jr. the ??? whereof I do hereby acknowledge do by these present give grant sell and convey to him the said Charles Perkins Jr., his heirs and assigns forever the aforesaid 11th lot of land in the 10th range. To have and to hold the above said granted premises with all and singular the privileges and appurtenances  to the same belonging to him the said Charles Perkins Jr., his hears and assigns forever and that I have good right and lawful authority to covey the same in manner of on said and shall and will in my aforesaid capacity warrant, secure and defend by these presents.

I find a land purchase deed dated 2.10.1795 recorded in the Grafton, Windham Co., VT Deeds 1794-1820 Book. The Town of Grafton, Windham Co., VT for in consideration of the Rents & covenants herein after a forever & contained on the part of Charles Perkins Jr. aforesaid, to be ??? & performed on his part they, the said town or school trustees appointed for that purpose with the selectmen hath ??? & to farm lot unto the said Charles Perkins Jr. a certain tract of land lying in Grafton, Windham Co., VT and is lot #5 in the 11th range for & during the term of the growth of timber or the running of water on the following conditions, that he the said Charles Perkins Jr. shall well be truly & faithfully pay the interest at 6 % per annum of the full sun of 100 pounds lawful money until the said Charles shall well & truly pay to the town the full principle or sum of 100 pounds lawful money. Then the aforesaid property or land to beholden to him the said Charles Perkins Jr. his heirs or assigns during said term of the growth of timber or the moving of water to him his heirs and assigns forever their proper ?? ??? & behoof free & clear of all encumbrances of what name or nature ??? & on failure on the part of Charles Perkins Jr. of his performance of the said condition then there above obligation to be void and of no effect other wise to remain his full force & virtue in witness whereof we have here unto set our hand & seals.

I find a land purchase deed dated 7.20.1795 recorded in the Chester, Windsor Co., VT Land Records 1790-1836, Town Records 1790-1845 Book. Matthew Goodwin of Chester, Windsor Co., VT is selling land to Charles Perkins of Chester, Windsor Co., VT for 20 pounds. A parcel of land containing 40 acres located on the lot in which I now live at Chester, Windsor Co., VT.

I find a land sale deed dated 9.25.1795 recorded in the Chester, Windsor Co., VT Land Records 1790-1836, Town Records 1790-1845 Book. Charles Perkins of Chester, Windsor Co., VT is selling land to Palemadus Perkins of Grafton, Windham Co., VT for 12 pounds. A parcel of land that he lately purchased of Matthew Goodwin located in Chester, Windsor Co., VT.

SELLING HIS FARM: I find a land sale deed dated 3.9.1798 recorded in the Chester, Windsor Co., VT Land Records 1799-1818 Book. Charles & Rosannah Perkins of Chester, Windsor Co., VT are selling land to James Rodgers of Londonderry, Windham Co., VT for $800.00. A farm in Chester, Windsor Co., VT where he now resided, beginning at a stake and stones at the south branch of Williams river so called from there running north forty degrees east, one hundred and sixty-six rods to a stake and stones thence north eighty-four degrees west one rod to state and stones thence north seventy degrees west twenty rods to a stake and stones thence north thirty-five degrees west twelve rods to a stake and stones thence north eighty degrees west twenty rods to a stake and stones thence north twelve rods to a stake and stones thence south fifty-four degrees west one hundred and-sixteen rods to a stake and stones thence by a straight line to the first mentioned bound containing sixty acres and the usual allowance for highways.

Ezra Edson of Grafton, Windham Co., VT is selling land to Charles Perkins of Chester, Windsor Co., VT. A parcel of land in Grafton, Windham Co., VT for $1150.00. A parcel of land located on Lot #12 in the 12th Range of lots bounded at the southwest corner of Barzillai Burges\Burgess land, the running west 21 rods to the said Ezra Edson northwest corner then turns & runs south, then west 80 rods then turns and runs east 21 rods, then turns and runs north, east 30 rods to the first mentioned bounds.

Abel Edson of Chester, Windsor Co., VT is selling land to Charles Perkins of Chester, Windsor Co., VT for $100.00. A parcel of land beginning at the southeast corner of Lot #37 in Chester, Windsor Co., VT.


I find a land sale dated 4.4.1799 recorded in the Grafton, Windham Co., VT Deeds 1794-1820 Book. Pelmedus Perkins of Grafton, VT is selling land to Charles Perkins of Chester, Windsor Co., VT for $133.00. A parcel of land in Grafton, Windham Co., VT containing 30 acres and one quarter of an acre, all the land deeded from Nehemiah Edson to Palamedus Perkins on 9.3.1794 exclusive of 21 acres & three quarters deed from Palamedus Perkins to James Ross on 11.13.1797 which is east of lot #12 in the 12th range in Grafton, VT be the same more or less.

I find a land purchase inquiry dated 4.25.1831 recorded in the London Township. Township Property Records 1820-1864 Book. Charles Perkins *From: London, Middlesex Co., Providence of Upper Canada (Ontario)* had sent a letter to the Honorable Peter Robinson that said the following: Mr. Peter Robartson sir, I write to inform you that I have cleared as much as 30 acres of land on Lot #2 in the town of London adjoining the gore of London and have been in ??? section of it these four years and ???? to the land company for it and that it to be ??? lot and found it a charge lot therefor I wish to lease it in ???? to any other man if you ??? to let me have it pray  ?? by Mr. Curtis with ??? of can have it or not, Mr. Curtis can inform you that I have son labor on it and have ??? it in ??? as ????? if you want my further proof of ??? as much as you define that it is as of stake. Signed: Charles Perkins

I find a land sale deed dated 10.22.1832 recorded in the London Township. Township Property Records 1820-1864 Book. Charles Perkins of the District of London in the district of London and Providence of Upper Canada, yeoman, for and in consideration of the Love and good will and affection which I have and do here ?? my dear son Calvin Perkins of London aforesaid, have remised released and by these present for myself and my heirs do remise release and for ?? quit claim unto the said Calvin Perkins his heirs and assigns for each all the right title interest property estate and demand which I the said Charles Perkins have in and to a certain tract or piece or parcel of land lying and being Lot #2 in the 1st concession in the Township of London aforesaid by virtue of a record made of my name upon the said lot in the office of the honorable Peter Robinson of York commissions of crown lands. To have and to hold the said premises with all the privileges and appurtenances which may here after be given or granted to him in conformity to legal actions made by his majority government in  regard to records of the above nature so that neither I the said Charles Perkins nor any other person in my name or behalf shall or will here after claim or demand any right or title to the premises aforesaid or any part thereof, but they and any of them shall by these presents be excluded and for ?? ??. In witness ??? I have set my hand and seal this twenty-second day of October one thousand eight hundred and thirty-two.

I find a land sale inquiry dated Aug. 1833 recorded in the London Township. Township Property Records 1820-1864 Book. William Quin, a recent emigrant to Canada, had sent a letter to the Honorable Peter Robinson that said the following:  "Honorable Sir, As I am a stranger to this country and unacquainted with the manner of the people, I wish to make a little enquiry of your Honor. I bought what improvement was made on the east half of Lot #2 in the 1st concession for twenty-two pounds in London from Charles & Calvin Perkins together with their right and title to the premises which they assured me would obtain a title by making a payment as they had agreed to do next March. I have done some chopping on the lot since and continue to hear different stories about it, if your honor would take the trouble to write to me a few lines stating whether their right is first whether the land is valued if it was what is the price and how soon it will be necessary for me to forward a payment by complying with this request you will confer a very great favor on. Your very humble servant, William Quin an Emigrant."

I find a land purchase dated 9.11.1833 recorded in the Middlesex. Land Records 1790-1860 Book. It shows that Charles Perkins purchased 100 acres in the South 1/2 section of Lot #1 in Concession #2 in London, Middlesex Co., Providence of Upper Canada (Ontario).

I find a land sale deed recorded on 6.28.1834 recorded in the Middlesex. Land Records 1835-1836| Elgin Land Records 1835-1836 Book. Charles & Rosannah Perkins are selling land to William Schram. A parcel of land containing 100 acres, located in the township of London in the County of Middlesex in the London District and Providence of Upper Canada, the south half of Lot #1 in the 2nd Concession of the said township of London, Middlesex Co., Upper Canada.
